There’s a question our sales team has been asked in showhomes for nearly 30 years. Not “how much is it?” and not “when can I move in?” (though those come up too).

The question is: “Is _________ included?”

These questions happen so often that it was impossible not to be curious what our buyers really wanted.

They are one of our most important data points because those questions (and the slight disappointment behind them when the answer used to be no) is exactly why the Genesis Pre-Sale Program exists.

Upgrades aren’t add-ons here, they’re the starting point

Somewhere in the last decade, the home building industry landed on a convenient idea: give buyers a base model, then charge them to make it liveable.

Air conditioning? Upgrade. A finished deck? Upgrade. A washer-dryer hookup that doesn’t require a contortionist? Upgrade.

What’s already in your home before you choose it

Every Genesis pre-sale home comes with a standard inclusions package that didn’t come from a marketing meeting. It came from buyers telling us, repeatedly, what they wished had been included.

  • Air conditioning. Alberta summers aren’t what they used to be. This one showed up in buyer feedback often enough that it stopped being optional years ago.
  • A pressure-treated deck. Outdoor space is part of how Alberta families live, May through October. A deck isn’t a luxury; it’s how we make the most of a season without snow.
  • Washer and dryer package. Move-in ready means just that. We include a Level 3 package because that’s what buyers told us they wanted.
  • Legal suite rough-in. Rental income, extended family, future flexibility; whatever your reason, it’s roughed in and ready for whenever you decide to use it.
  • $10,000 Design Studio allowance. Your home should look like you chose it, not like you accepted it. This gives every buyer genuine input on finishes, without the negotiation.
  • Linear electric fireplace. A feature that’s often priced into a premium tier, but because buyers kept asking for it, we just made it standard.
  • Your choice: spice kitchen OR main floor bedroom and bathroom. Two completely different ways to configure a Genesis front drive home — and you can choose the one that works for your family. If you’re not sure which layout fits your life, our team will show you both in the showhome before you decide.
  • And, 97% of all Genesis single-family homes achieve a Built Green® Gold certification, independently verified by a third-party energy advisor.

Together, these represent over $70,000 in included value. We mention that number once because it’s accurate, but the real point is simpler: you’re not negotiating your way to a home you’re happy with. You start there.

The full inclusions package applies to front drive, laned, and duplex/side-by-side pre-sale homes. It does not apply to townhomes or walkout lots.

Why pre-sale is the smart move, not the patient one.

There’s a misconception worth clearing up. Pre-sale isn’t for buyers who don’t mind waiting. It’s for buyers who want to choose.

When you register for a Genesis pre-sale home, construction hasn’t started yet. That means you get to choose your lot, your floor plan, and your finishes through the Design Studio; not inherit whatever was left on a spec home someone else passed on.

It also means you’re registering while inventory still exists. The best lots go first. The most popular floor plans go first. Pre-sale is how you get to the front of that line.

Genesis pre-sale homes are available across Southern Alberta in communities that are designed with long-term livability in mind with schools, parks, transit; the things that make a neighbourhood work.

Front drive garage homes are available in 13 communities: Bayside, Bayview, Clearwater, Dawson’s Landing, Harmony, Homestead, Heartwood, Huxley, Keystone Creek, Lewiston, Logan Landing, Vermillion, and Fireside.

Laned homes are available in Lewiston, Logan Landing, and Keystone Creek.

Duplex and side-by-side homes are available in Huxley, Lewiston, and Harmony.
